With over 34 years of experience as a landscape architect, Ms. Cagwin has provided Landscape Architectural services throughout the Bay Area in the site planning and landscape development of parks, schools, multi unit residential subdivisions, inns, wineries, commercial properties, and residential estates. She is an experienced professional with a broad range of expertise in Layout and Construction, Grading and Drainage, Planting, irrigation, Lighting, Construction Detailing, Cost Estimating and Value Engineering, Bid Administration, and Project Management. She has led and managed multidiscipline teams on many commercial, residential and residential projects from conceptual through final design and construction. She has been involved in LEED certification projects, and dedicated to restoration of native habitats, historical preservation, community involvement, Xeriscape principals for both plant material and irrigation system development.Lori Cagwin Landscape Architecture has extensive experience in all phases of landscape development from conceptual design and master planning, to construction documents – layout and construction, grading and drainage, planting, irrigation, lighting and construction detailing, cost estimating and value engineering, bid administration and project management.  Lori Cagwin Landscape Architecture has specialized in LEED and Bay Friendly sustainable landscape practices inclusive of site appropriate plant material selections, habitat, edible and native planting palettes, low water use irrigation systems utilizing ETA satellite datum, grey water and rain storage systems, recycled amenders and mulches, LED long life lighting, local hardscape materials, permeable paving and bioswales. Knowledge of native plant materials, local material sources, local available restoration labor, contractors and costing provides the client added benefits. For projects requiring City, County or Homeowner Association approval, compliance with MWELO (Model Water Efficient Landscape Ordinance), MAWA (Maximum Applied Water Allowance) and WUCOLs (Water Use calculation of Landscape Species) is provided for Planting and Irrigation development.  Bioretention and bioswales are implemented in most projects to keep water within our own groundwater and aquifers, as 4% minimum for landscape area is required for new projects.
